The Local Economy 

The local economy in Johnson County and the Kansas City area is quite strong. Kansas City boasts a number of companies that have their headquarters located in the city (many of which are in Johnson County), including: Sprint, Hallmark Cards, Applebee’s International, AMC Theaters, Farmland Industries, Garmin, and Hoeschst Marion Roussel Inc. to name a few. Sprint is the largest private employer and they are based in Overland Park. Garmin, a large GPS/navigation company, is located in Olathe, and is growing at a tremendous rate. The unemployment rate in Johnson County in 2004 was approximately 4.3%, with the national average about 5.8%. 

Kansas City also has a large government workforce, as well as major manufacturing jobs from Ford and GM, and even has high tech jobs from companies like Honeywell. One of the many factors driving such a growth in businesses in the city include Overland Park being ranked the #1 Kid Friendly city out of 74, based on population change, health, education, public safety, and other criteria. Overland Park was also voted #2 as the best places to live, according to the Business Development Outlook. In addition, Olathe is the fastest growing city in Kansas, and now has a population of about 116,500. With such a large diversity of companies and types of jobs available, and a high ranking for livability in many of our communities, Kansas City and Johnson County have a very bright economic outlook for many years to come.

Many real estate agents are animal lovers and have pets of our own, but we have all shared stories of having our fingers or ankles nipped by furry creatures during a showing. We have opened the front door to the home we are showing only to have a purebred Persian kitten scoot toward the nearest busy street.

If you have pets and are going to put your house on the market, be sure to work out the showing arrangements carefully. It is important for us to be able to communicate to our colleagues what to expect when they pass through your front door. It is rare for pets to pose significant problems, but big dogs can be menacing. Buyers or agents may be allergic or even a little phobic about dogs or cats.

It is difficult to get a buyer excited about your home if he or she is sneezing continuously or unwilling to cross the threshold because your dog is barking away intruders. If your agent knows there might be a problem, they can arrange ahead of time for you to walk the dog, vacuum the cat dander or do whatever is necessary to make sure that the showing goes smoothly.
